Delta versus hill country

The Delta counties along the river — Bolivar, Sunflower, Washington, Tunica, Coahoma — are flat black-dirt farm country, and when the rice and bean fields flood in winter they become premier duck ground. The same counties grow heavy deer along the river brakes and hardwood bottoms.

East and south of the Delta, the hill country and piney woods run more affordable club-style deer leases. It's the same split you see in Arkansas and Louisiana: water sets the price where there is water, and timber sets it where there isn't.

What Mississippi leases usually include

Most whole-tract deer leases here are annual and expect the lessee to handle their own stands, food plots, and camp. Club memberships are common on larger tracts and typically come with rules on buck size, guests, and how many days a member can sit a particular stand.

WRP and CRP acreage is worth asking about specifically. Enrolled ground often carries restrictions on what can be planted or cut, which affects what you can do with the place even when the hunting is excellent.
