Why the brush country grows the deer it does
South Texas whitetail are a product of nutrition and age, not luck. The brush — blackbrush, guajillo, granjeno, mesquite — holds protein through drought better than almost anything else in the state, and the ranches here have spent decades letting bucks reach six and seven years old. That combination is why the region produces the antler mass it's known for.
Most serious places run a management program: MLD permits, protein feeders, and a hard cull policy. When you lease here you're usually agreeing to that program, not just to the acreage.
What a South Texas lease costs, and why
This is the premium end of the Texas market, priced per gun for the season. The spread between two ranches in the same county comes down to low-fence versus high-fence, how many years the place has been managed, hunters per thousand acres, and whether the price includes a camp house, a cook, and a skinning shed.
Season leases here turn over in spring. By the time the October archery opener arrives, the good places have been spoken for since March.
