The coastal prairie between Houston and Corpus Christi is the core of Texas duck hunting — rice fields, prairie potholes, and shallow marsh that winter enormous numbers of birds. Eagle Lake, Garwood, El Campo, and Katy sit at the middle of it.
Inland, the story is playa lakes on the High Plains and stock tanks and reservoirs through the middle of the state. Those hunts depend heavily on rainfall — a wet fall makes them, a dry one empties them.
Water control is everything. Ask whether the field is pumped or rain-dependent, who manages the levees, and what it did during the last dry year. A rice field with a working well is a fundamentally different asset from one that needs a hurricane to flood.
Also ask how many blinds are on the property and how far apart they are. Texas coastal leases are often shared, and the answer determines whether you're hunting your own water or listening to someone shoot over the levee.
