When Texas leases turn over
Most Texas season leases change hands between February and July. Groups settle up after the January close, decide who's coming back, and start looking for a replacement gun or a new place in early spring. If you wait until the archery opener in late September to start looking, you're picking from what nobody else took.
Day hunts run on a different clock. Dove opens September 1 statewide and books in the two or three weeks before it. Hogs are year-round with no closed season and no bag limit, which makes them the easiest way to get onto a property without committing to a season.
What you're actually paying for
Texas leases are usually priced per gun for the season rather than per acre, so the number that matters most is how many hunters share the place. A 2,000-acre ranch split four ways is a completely different hunt from the same ranch split twelve ways, at the same per-acre cost.
Ask what's included before comparing prices: whether stands and feeders are already set, whether you can run your own corn, whether there's a camp house or you're in a tent, and whether the lease is exclusive or the owner keeps hunting rights. Those four answers explain most of the price gap between two listings that look identical on paper.
