The Hill Country carries the densest whitetail population in Texas — small-bodied deer in high numbers, on limestone and cedar country that's easy to hunt and close to Austin and San Antonio. It's where most Texas hunters take their first lease.
Axis deer are the other half of the story. They're an exotic, so they carry no closed season and no bag limit on private land, which turns a Hill Country lease into a year-round property rather than a fall one. Free-ranging axis are thick through Kerr, Edwards, Real, and Bandera, and a lot of leases here are priced partly on axis access.
Ask about water first — much of this country has no surface water outside a few creeks, and whether a place holds a spring or a tank changes how it hunts in a dry year.
Then ask about fences and neighbors. High fence, low fence, and a low fence surrounded by high-fence neighbors all hunt very differently. Acreage matters less here than in the brush country; a well-watered 300 acres with feeders can outproduce a dry thousand.
